Built for Property Managers and HOA Boards

Residential security is a management decision as much as a safety one. Managers need a provider who shows up, documents everything, and doesn’t generate resident complaints. Boards need a proposal they can actually vote on. We structure engagements around both: a written scope that defines duties, hours, and reporting, presented so a board or ownership group can approve it with confidence.

  • Apartment communities and multifamily properties
  • Gated neighborhoods and private streets
  • HOA- and POA-managed communities
  • Condo and townhome associations
  • Community amenities: pools, gyms, clubhouses, parking

What Coverage Includes

  • Gate concierge: entrance staffing, visitor and vendor check-in

Gate Officer or Roving Patrol?

A staffed gate suits communities where access control is the main concern — one officer, one entrance, every visitor accounted for. Roving patrol covers open neighborhoods and large properties where presence across the whole community matters more than a fixed post. Many communities combine both; the mix goes in the written scope after we walk the property.

Armed or Unarmed?

Most residential communities run unarmed officers — a professional, approachable presence residents are comfortable with. Where a board or ownership group decides the situation calls for armed coverage, officers holding the Texas Level III commission are available. Either way, the decision is yours and it’s documented in the scope.

Apartment & HOA Security — FAQs

How does this work with an HOA board approval process?

We put everything a board needs into one written proposal: duties, hours, reporting, and price. Boards can review it, ask questions, and vote on a defined document rather than a verbal pitch. If the scope needs adjusting after a board meeting, we revise it in writing.

Can officers enforce parking and community rules?

Officers observe, document, and address issues within whatever authority your community gives them — that authority is defined together in the scope. Towing runs through your community’s towing vendor and policies; officers support the process with documentation.

Will residents have a way to reach the officer on duty?

How residents interact with coverage is a management decision we set up front. Some communities publish a patrol contact procedure; others route everything through management. We follow the procedure your community chooses and document it in the scope.
